Income

Tenants/Occupants are required to make at least  times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month.) All verifiable household income will be considered.
Tenants/Occupants that make less than 3.0 times the monthly rent will be denied. Please do not apply.

Credit Scores

We pull credit reports!
Applicants with credit scores between 550-649 will be considered but at a higher deposit. Applicants with credit scores below 550 will be denied. Please do not apply.

Landlord Verifications

Applicant must have minimum of 2 years of rental history or 2 positive rental references.
Additional deposit may be required if:
Late payments are reported & applicant does not meet the above requirement

Bankruptcies

All bankruptcies must be discharged in order to qualify. 

Criminal Background

A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years.

Self-Employed Individuals

For self-employed people, we will need the following proof of income:
Two years of your most recent tax returns
Last 3 months of bank statements

An application is required for any occupant 18 years of age or older. The application fee is non-refundable.  Applications will not be processed until  paid.
