  • Sales: 85% - 15% Split
  • Tenant Placement: 80% - 20%
  • Property Management: 70% - 30%
  • PM referrals from you $300 – New clients

Transaction Management – We utilize Backagent

Broker will enter your listings for you

  • E&O Insurance - $15 per transaction
  • Business Cards – 1st of 250
  • Notary Services for your clients – *Free notarized documents
  • Signage – you only need to purchase your rider signs with your name & number
  • Full access to all forms through google docs including
    • Property management forms
    • Contracts
    • Checklists
    • Exam Prep PDF’s

 Teams are welcome!

 The commission split for teams is as follows:

Team Leader is 85% to $15% per transaction

Team leader can create their own team commission structures

    (Broker will distribute checks to individual team members)

*Broker & Administrative support includes:

  • Entering your listings into the MLS
  • Includes adding your photos
  • Making updates throughout listing
  • Oversight of transactions – assisting you with keeping backagent current to expedite your commission payment and remain in compliance.
  • Request post and panel sign to be installed and removed


* What is needed prior to entering a listing:

 All items must be received before listing is entered into the MLS whether you choose to add your own listing or utilize the admin services.   If all items and forms are not provided, the listing will not be allowed to be entered until everything on the checklist is entered into backagent and google docs.

  1. Exclusive listing agreement – transaction broker
  2. Seller’s disclosure
  3. Any applicable addendums or disclosures
  4. Property detail form
  5. Photos
  6. Property description you’d like on the listing

To get started –

  1. Sign the independent agreement with Bay Harbour Properties
  2. Complete and sign W9
  3. Complete application with realtor association to transfer agencies
  4. Activate license through DBPR
  5. Provide contact info you’d like on your business cards


 Our standard sales commission is 2.5%-3% for seller representation.

 *You may negotiate your own commissions and transaction fees. 

 *Please note that any commission agreed upon between you and your client that is less than 2.5%, the 15% broker portion will be based on a 2.5% commission rate.
